In the first portion of this page, I've included data that pertain to real estate in Baldwin County, Alabama, as a whole.

The second part gives you details about closed sales of Gulf Front condos in Gulf Shores, Orange Beach condos and Fort Morgan beach condos.

August Stats - What You Need to Know
Home sales have fluctuated very little in the last few months.  I looked back and found it interesting that total single family home sales for Baldwin County have been between 405 and 419 since May.  The total number of condos sold has stayed around 185 each month in that same time frame except for August.  That number dropped significantly to 156. 

Foreclosures on condos at Gulf Shores and Orange Beach are certainly higher than I would like to see them, but they have not risen over the last few months.  Kathy Jumper with the Mobile Press Register wrote a recent article quoting a local attorney that said foreclosures on condos had actually peaked about 6 months ago.  The numbers that I have seen show the total number of foreclosures in Baldwin county have dropped pretty significantly in the last couple of months.  If you would like to see a list of condo foreclosures in Gulf Shores and Orange Beach, please feel free to e-mail me or give me a call and I will be happy to send it to you.  As always though, I would caution you that the foreclosures aren't always the best deal.  I encourage you to look at all of the Gulf Shores and Orange Beach condos for sale.

If you are interested in looking at the sales trend for the last few years, I have some interesting figures posted on my blog.

We are seeing the best prices for condos in Gulf Shores and the Pleasure Island market that we have seen since the summer of 2003.  I feel that we are going to find the bottom if not this year, then certainly early next year.
